##24/7 VALENCIA: 1. How would you define ‘Valencia Surroundings’?

We differentiate populations in the metropolitan area of the first belt of Valencia, with consolidated urban populations with buildings in the horizontal division and with services and urbanizations, with detached houses and independent villas, with a high level of exclusivity and quality of life in an environment surrounded by greater nature.

The properties in the surroundings of Valencia are generally larger properties than those in the city, with plots, gardens and even swimming pools.

2. What do the towns and villages offer that the city of Valencia lacks?

Lifestyle, both in towns (greater personality in the neighborhood relationship, and a much more advantageous quality-price ratio of the properties compared to the city) and in urbanizations, with properties equipped with elements (garden, swimming pool, privacy, nature) that raise the quality of life.

3. Could you tell us more about the customers who tend buy in the Valencia region?

In populations, a majority of the national population who knows the local population predominates, while in urbanizations there is a national and international mix, at least during this last period dominated by the pandemic with 65% national & 35% foreign.

When it comes to rentals, most of the tenants are nationals as a general rule, but a large part of the demand also comes from foreign clients who are looking to rent, opting for these types of properties in the surroundings of Valencia.

4. Have you noticed more overseas clientele renting or buying property outside of the capital of Valencia in recent years?

From the perspective of sales, we understand that it is more towards buying when detecting less offers for renting. Luis Martínez, our rentals director, says that by volume, the demand for rent is still higher in the city centre but the demand for properties on the outskirts has increased considerably. Nevertheless, the supply of chalet-style properties in the suburbs has decreased considerably due to the pandemic effect.

The owners who used to rent these houses now prefer to go and live there. These properties are increasingly in demand and, by the law of supply and demand, the price rises due to finding fewer properties available on the market.

5. Depending on age groups, what trends do you see regarding buying or renting regarding ‘Valencia Surroundings’?

Due to the predominant type of properties (outdoors, large, with spaces to work and close to schools and services) ‘Valencia Surroundings’ are targeted by consolidated families over 40 years of age, both national and international, who intend to establish a lifestyle associated with nature, independence… and to enjoy the advantages of being close to the city, beach, airport, and services (schools, hospitals, etc.)
